New Construction
For real estate investors and residential builders who have a fully platted lost, home plans, and permits in hand. We offer ground up new construction loans to purchase the lost and finance construction costs. These loans can be used for tear-down new construction as well as new construction on vacant lots.
Multi-Family
We lend on apartment buildings of all sizes. We can do a refinance loan on an apartment building you already own. We can also finance a new purchase for you. We also offer rehab loans on the types of properties.
Transactional Funding
Our transactional loans are short term financing. These loans are the quickest way for real estate investors to finance deals and quick flips where an exit strategy is already planned. Transactional funding also allows real estate investors to conduct legal back to back closings while protecting confidentiality of agreements with sellers and buyers.
These loans typically have very short terms from 1 day to a few months. We provide these unique loans to help our clients grow their business, and prosper.
EMD
Earnest Money Deposit Funding is a joint venture financial service that provides earnest money funds to satisfy a real estate purchase agreement. Earnest money is a deposit made by a buyer to demonstrate their serious intent to purchase a property. It’s typically paid at the time a purchase agreement is signed and is held in escrow until the close of the sale, at which point it is either returned to the buyer or applied towards the purchase price of the property.
We offer a quick, convenient and secure way for buyers to access the funds they need to make an earnest money deposit.
If you want to use our EMD funding, we have specific agreements we want you to use in your real estate purchase agreement to ensure that the earnest money process goes smoothly for all parties involved.
EMD funding is not a loan. It’s a joint venture agreement.
GAP Funding
Gap Funding is designed to bridge the financial ‘gap’ in real estate investments. When the primary financing falls short of the total amount required for property acquisition, closing costs, and extensive rehabilitation, our Gap Funding Program steps in to fuel the venture with the needed capital.
Just as every real estate deal is unique, so is our approach to each funding request. We evaluate each opportunity on an individual basis, considering variables such as Purchase Price, Scope of Rehab, Time Period, After Repair Value (ARV), potential Exit Strategies, and the track record of the Investor involved. Gap funding programs are structured as Joint Ventures. This way we work together to offer real estate investors solutions they need to profit from their real estate projects. The funds are generally repaid at the close of the agreed period, either through the sale of the property or via other means that all parties have agreed upon beforehand.
