About the owner Richard Feis:
Home Building Experience:
I’ve been a HOME BUILDER for 27 years. I’ve entitled land, developed land, built spec homes, built custom homes, and built remodels. I developed my processes for managing my business to deliver profitable projects.
Home Flipping Experience:
It was in the 1990’s when I was just out of college that I started flipping homes with hard money loans. I got involved in a local Real Estate Investor Association where I developed partnerships and started teaching classes.
Rental Home Experience:
I have owned and managed single family rental properties for over two decades. Most notably I raised capital in 2010 to put together a portfolio of rental properties. I raised the capital and purchased foreclosed houses, renovated them, and rented them and managed the rentals through my own property management operation. At the peak we had $20 Million AUM under my company Terwilliger, Feis, and Leadbetter. I ran the property management for just under a decade until we sold off each individual home to owner occupants.
Lending Experience:
In 2004 I established a joint venture with capital investment partner in my spec home building business. He was also a hard money lender. I did work for his hard money lending operation in underwriting loans, valuating properties, estimating costs, inspecting progress and generally vetting deals. This is where I established an understanding of the internal operations of private lending. This experience inspired me to get into lending.
